Overlay sectional or true swing-out

Most doors sold as carriage house are ordinary sectional doors with decorative overlay: trim boards, a plank pattern, strap hinges and often a row of glazing applied to a standard four-section door that rolls up on standard track. They give the appearance of a hinged pair while keeping the mechanics, the counterbalance and the opener of a conventional door. A true swing-out or slide-to-side door is a different machine with hinged or top-hung leaves, its own hardware, and a different operator if it is automated. Overlay doors cost less, fit existing openings, and are what most owners actually want; swing-out doors suit a building where the original doors were hinged and the appearance has to be right at close range. The review step in a local historic district

Design comes second to permission in some parts of town. The city states that all exterior work in its historic districts is regulated by the Historic District Commission and requires an approved Certificate of Appropriateness, and that a new accessory structure is treated as major work, while changes to an existing accessory structure warrant a check with staff first. Minor work can be handled by staff review; major work goes to the commission, which meets on a published schedule. There are 15 local historic districts in the city. A swing-out door needs its arc kept clear, which means the apron in front of the opening has to be shoveled to bare surface before the door can be used at all, not merely passable. Freeze and thaw cycling then works on the bottom edge of each leaf where it meets the slab, and brine sits in the joint between the closed leaves. A sectional door lifts vertically out of the snow line and is simply more tolerant of a February morning. Color, size and the bow you should expect

Two physical constraints shape the specification. DASMA states that thermal bowing is inherent in insulated sections with a bonded core, that a section bows toward its warmer skin, that larger doors bow more, and that darker colors facing the sun bow more, with thermally broken designs having greater potential bow. A wide, dark, insulated carriage house door on a south or west elevation is therefore the combination most likely to show a visible curve on a bright, cold day, and that is not a defect. Lead time, and what to have ready

Custom and semi-custom doors are ordered, not stocked, and the design review adds to the calendar rather than to the build. Have the opening measured properly, have photographs of the existing garage and its surroundings, and have the proposed door's elevation, materials and finish in hand before applying, since the city's application materials list expects that level of detail. Budget for hardware that suits the look and for the glazing decision, which affects both privacy and the condensation behavior of the assembly.
