Sectional commercial doors resemble residential ones but run on heavier track with high-cycle springs and jackshaft or trolley operators. Rolling steel fire doors look like service doors but include an automatic closing device that drops the curtain on a heat or alarm signal. Grilles and counter shutters are their own category. Operators are the other half of the job: three-phase power, motor starters, reversing edges and control stations behave nothing like a homeowner's chain drive. This is the obligation most building owners are unaware of. DASMA's guidance for rolling steel fire doors states that automatic closing must be tested at installation and not less than annually as required by NFPA 80, that the requirement applies to all fire doors including ones that are never used in daily operation, and that the drop test is performed twice: once to check operation and full closure, and again after the automatic closing device is reset. It sets an average closing speed of 6 to 24 inches per second, calls for the work to be done by a trained door systems technician, requires a visual inspection before the test, and directs that repair parts come from the original manufacturer. A door that fails the test is documented and repaired rather than left in service.
DASMA's inspection guidance for the code side identifies the items that get checked on any powered door. Torsion spring anchor pads must be fastened to structurally sound load-bearing members. An extension spring containment system must be present per the manufacturer's documentation. A manual release has to be reachable, with the residential requirement placing it within six feet of the floor. A control station is mounted at least five feet above the floor so it cannot be operated by a child. At least one entrapment protection device is required, and the manufacturer's warning labels must be in place. On commercial equipment those items are usually where a deferred maintenance program shows itself first.
Residential doors are designed to ANSI/DASMA 102's minimum of 10,000 cycles, with a cycle counted as closed to fully open and back, and a residential door expected to run fewer than 1,500 cycles a year. A loading door at a busy back-of-house can do that in a month. Springs, cables, bearings and hinges are specified in cycle classes for exactly this reason, and fitting standard-cycle springs to a high-traffic door produces a failure roughly on schedule. Where downtime is expensive, the useful practice is counting actual cycles from the operator and replacing the counterbalance on that basis rather than after it breaks.
Two local rules shape when commercial work happens. Chapter 119 of the city code sets the sound limit crossing a commercial property line at 71 dB(A) during the day and 61 dB(A) between 10 p.m. and 7 a.m., which is what determines whether curtain and spring work can run after closing. And for snow, non-residential property owners must clear any accumulation that occurred before 6 a.m. by noon the same day, so a door left open for repair in a snowstorm creates a second obligation at the walk.
