The hardware set, and what each piece does

Four items cover almost every residential door. A T-handle sits in the middle of the bottom section, turns a cylinder, and pulls two lock cables that drive spring-loaded bars out into the track on both sides. A slide bolt, or cane bolt, is a simple manual bar mounted inside on one or both sides, thrown by hand into a hole in the track. An inside slide lock is the same idea with a padlock hasp. On a one-piece door there may be a rim latch instead. Each fails differently: cables stretch and stop pulling both bars evenly, cylinders seize, and bolts bend where they enter the track. The lock that fights the opener

This is the single most expensive lock fault and it is entirely avoidable. When an opener is installed on a door that still has a working manual lock, someone eventually throws the bolt out of habit. The motor then drives a door that is pinned to the track. On a good day the operator's force limit trips and the door stops; on a bad one the bolt bends the track, tears the bottom section's stile, or shears the bracket. The correct practice on an automated door is to disable the manual lock: remove the bolts or wire the T-handle's cables back so they cannot extend, leaving the handle in place for appearance and for manual use if the opener is ever removed. That step is worth confirming after any new opener installation.

Detached garages where the door is the only way in

Access changes the stakes. A great many garages here sit at the back of the lot with no service door and no interior connection to the house, which is the standard arrangement behind the older houses of the Old West Side, in the National Register since 1972 and under a local ordinance since 1978, and on the narrower lots of the Northside, where the neighborhood's school building dates from 1939. When the only lock on the only opening fails shut, the contents are inaccessible and there is no second route. When it fails open, the building is open. That is why a seized cylinder on a detached garage is treated as more urgent than the same fault on an attached one, where the house door provides another way in and another barrier.

Cold, salt and the seized cylinder

The mechanism is specific. A key cylinder mounted on the outside of the bottom section sits a few feet above a slab that collects meltwater and brine off the tires. Moisture wicks into the keyway, freezes, and the pins stop moving; over seasons the same moisture, carrying chloride, corrodes the wafers and the cam. Forcing a key in that condition is how the key snaps off in the cylinder. Heavy oil makes it worse by holding grit and thickening in the cold, so a dry graphite or a proper PTFE lock lubricant is the right product. The same applies to slide bolts, which rust in the track hole and then need to be driven rather than slid. Rinsing brine off the bottom of the door in a thaw does more for lock life than any lubricant.

Historic districts, visible hardware, and what the visit covers

A repair is a repair, but a change in appearance can be a review question. The city states that all exterior work in its historic districts is regulated by the Historic District Commission and requires an approved Certificate of Appropriateness, and it asks owners to check with staff before altering an existing accessory structure. Swapping a broken cylinder is maintenance; replacing plain hardware with decorative strap hinges and a new visible handle on a garage inside one of the city's 15 local historic districts is worth a call to preservation staff first.
